Vacation of Property

In order for us to be able to return your damage deposit we would request you note the following:

Checkout Appointment

We have made an appointment for a ‘check out inspection’ and we would ask that you are present for this appointment.  This will enable any problems to hopefully be rectified there and then.  This inspection will either be on the last day of the Tenancy, or on the date you are vacating.  YOU MUST BE IN A POSITION TO HAND OVER THE KEYS TO THE PROPERTY INSPECTOR upon completion of the inspection.  If you are not able to be at the check-out inspection for whatever reason, you MUST inform us, and leave your key with whoever will be present at the check-out.  The return of bond form must be completed for each tenant vacating the property even if they are not present for the check out. 

Cleanliness

We would ask that the property be left in a clean and tidy condition to a professional standard.  At the inspection we will look at the following:

  • Cooker to be thoroughly cleaned with the grill pan and racks displayed.
  • Extractor fan filter to be clean and renewed if necessary
  • Fridge/freezer to be defrosted and cleaned and shelves to be displayed.
  • Surfaces and woodwork dusted and washed down if necessary including light shades
  • Bathroom cleaned thoroughly with particular attention paid to the toilet and tiles.
  • All carpets vacuumed. If carpets are stained or marked, they will need to be professionally cleaned (if the carpets were professionally cleaned prior to your tenancy start they will need to be professionally cleaned)
  • The inspector will move beds and mattresses to check underneath, take cushions off sofas and move rugs etc. If there was a mattress protector on the bed this must be left in place.
  • Gardens must be tidy with lawns cut and borders weeded and trimmed (if applicable).
  • Windows must be cleaned both inside and out.
  • Linen, curtains, net curtains and soft furnishings must be left clean and tidy.
  • Please do not leave bags of rubbish in the property or outside the property including the back yard. They must be put in the wheelie bins provided at each property.
  • All bulbs must be left in working order including fridge and extractor fan bulbs

FAILURE TO CARRY OUT THESE WORKS WILL RESULT IN MANSONS DOING THIS AND DEDUCTING THE COSTS FROM YOUR BOND.

Pest Infestation

If there is any sign at all of pest infestation, we will immediately have the property treated at your expense, we will also not enter the property for a further 14 days, this will obviously delay the return of the damage deposit.

Keys/Gate Openers

All keys must be returned on departure – this includes the return of gate openers or key fobs. Please leave window keys in the window locks.

Utility Bills

Please ensure that you contact the necessary utility suppliers and arrange to have a final accounts sent to you prior to departure.  This includes council tax, water, gas and electricity.  You should also take final meter readings for the gas and electricity supply whilst at the property and forward these onto the relevant suppliers.   Please note that until we receive final paid invoices from the all above suppliers we will be unable to release your bond.  The invoices or proof of payment must show the meter readings and the final date of your tenancy.  If the meters are pre-paid the payment cards must be left in the property near the meters.

NB. If a supply is disconnected, a fee of £50.00 per person will be charged to your damage deposit. If supply is via a card or token YOU MUST INFORM US UPON RECEIPT OF THIS LETTER.

Standing Order Mandate

If you pay by standing order, once your final rent payment has been made, please write or telephone your bank and cancel the standing order mandate.  If we receive further payment, please note there will be a £20.00 administration charge for our company to return these monies to you.

Mail

Please arrange to have all mail re-directed to your new address.  Redirection forms are available from all Post Offices.  Mansons Property Consultants cannot forward any mail received at the property after the date you vacate.  However, we do require a forwarding address for each tenant for our records.
