Landlord Fees
LET ONLY SERVICE
Our fees for the Let Only Service are 120% of one month’s rent inc VAT (100% plus VAT) subject to a minimum fee of £594 inc VAT (£495 plus VAT) for any term of contract.
Contract Renewal Fee: 36% inc VAT (30% plus VAT) of one month’s rent, subject to a minimum of £180 inc VAT (£150 plus VAT).
We will take the fees from the money we receive from the tenant, and send you any remaining balance within 7 working days of the start of the tenancy. If there is a shortfall in fees owed to Mansons we will contact you to arrange payment prior to the commencement of the tenancy. We will add VAT at the rate that applies at the time.
LET ONLY + SERVICE
Our fees for the Let Only Plus service are 9.6% inc VAT (8% plus VAT) subject to a minimum fee of £78 inc VAT (£65 plus VAT) of the gross rent collected before deductions for the period of the tenancy. We will take the fees from the money we receive from the tenant, and send you any remaining balance within 7 working days of the start of the tenancy. If there is a shortfall in fees owed to Mansons we will contact you to arrange payment prior to the commencement of the tenancy. We will add VAT at the rate that applies at the time.
Our fee for securing a tenancy is 120% of one month’s rent inc VAT (100% plus VAT) subject to a minimum fee of £594 inc VAT (£495 plus VAT) for any term of contract.

FULLY MANAGED SERVICE
Our fees for the full management service are 14.4% inc VAT (12% plus VAT) subject to a minimum monthly charge of £90 inc VAT (£75 plus VAT) of the gross rent collected before deductions for the period of the tenancy.
Our initial set up and tenant find fee for the first let is 90% inc VAT of one month’s rent (75% plus VAT) subject to a minimum fee of £450 inc VAT (£375 plus VAT) for any term of contract. All subsequent tenant find fees will be charged at 60% inc VAT (50% plus VAT) of one month’s rent subject to a minimum fee of £300 inc VAT (£250 plus VAT) for any term of contract.

This includes a Rent Guarantee & Legal expenses policy* for every new tenant moving into your property on a new tenancy but not for a renewal of an existing tenant.
The service is designed to protect you against loss of rent if tenants become unable to pay and against the legal costs of removing tenants who are not fulfilling their obligations under the tenancy agreement.

ALL LANDLORD OPTIONAL & NON-OPTIONAL FEES AND CHARGES
BEFORE TENANTS MOVE IN
- Deposit lodgement charge £54.00 inc VAT (£45 plus VAT) for Let Only Plus & Full Management Service- Non optional.
- Arrangement fee for refurbishments: fees discussed and agreed with the landlord (by prior written agreement) – Optional.
- Landlord withdrawal: Should we find a tenant who meets our mutual criteria, and you withdraw the property, you must pay us a fee of £120.00 inc VAT (£100 plus VAT) – Non optional.
DURING THE TENANCY
- Rent Guarantee renewal upon landlords request for an existing tenant, please contact our lettings team for a quotation.Renewal needs to be confirmed in writing by the landlord. Renewal fees are payable to Van Mildert Tenant Referencing directly – Optional.
AFTER THE END OF THE TENANCY

- Deposit lodgement of £54.00 inc VAT (£45 plus VAT) applicable to our Fully Managed and Let Only Plus services – Non optional.
