What do you think makes a great property deal, and how do you know when it’s right?
A great property deal is one that aligns with the buyer’s or investor’s objectives, whether it’s securing a family home, making a profitable investment, or enhancing a portfolio.
Drawing from over 30 years of experience in the North East property market, I consider several key factors when evaluating a deal
What advice would you give to someone looking to buy or sell a property in Newcastle?
Secure a mortgage pre-approval to enhance your position in a competitive market.
Ensure you have a sufficient deposit, typically at least 10%, and consider additional costs such as stamp duty, surveys, and legal fees.
Conduct thorough research on neighbourhoods and property types to align with your long-term goal.
“Navigating the emotional side of property sales requires empathy, patience, and a deep understanding of clients’ unique circumstances. This human element makes the role incredibly rewarding.”
How do you adapt your sales strategy to different types of properties or clients?
I tailor my sales approach by first understanding the unique needs and preferences of each client, whether they are first-time buyers, seasoned investors, or downsizers.
For high-end properties, I focus on highlighting luxury features and exclusivity, using virtual tours to create an immersive experience. In contrast, for budget-conscious buyers, I emphasise value for money, practical features, and potential for future growth. I also adapt my communication style to align with the client’s preferences, whether they prefer detailed information or a more concise overview.
Additionally, I stay informed about local market trends and property values to provide accurate and relevant advice. By being flexible and responsive, I ensure that each client receives a personalised service that meets their specific needs and goals.
Every property and every client is unique, which is why a one-size-fits-all approach simply doesn’t work in this industry. I take the time to understand my clients’ objectives – whether they’re looking for a quick sale, maximum value, or long-term investment potential.
I tailor marketing strategies accordingly, from professional photography and targeted online listings to bespoke negotiation tactics. Communication style, pace, and expectations also vary by client, so adaptability is crucial in building trust and achieving the desired outcome.
“Ultimately, I’m here to offer honest guidance, expert market insight, and a proactive approach to achieving the best results.”
What has surprised you most about working in this industry?
What continues to surprise me is just how much of this job is about people, not just property.
Yes, we deal with bricks and mortar, but every transaction is rooted in someone’s personal story – new beginnings, life changes, aspirations. The emotional side of buying or selling a home can’t be underestimated, and that’s where experience and empathy really come into play.
Being able to guide someone through such a significant moment in their life is what makes this profession so rewarding.
