Nick Manson, Managing Director

Nick is the Managing Director of Mansons Property Consultants and former member of the National Advisory Council for the Guild of Property Professionals. And with over three decades of experience in real estate, Nick’s reputation is well known within Newcastle’s property market.

How would you describe your experience in property sales?

With over three decades of hands-on experience in the property industry, I’ve had the privilege of guiding countless buyers and sellers through every stage of the sales process. From first-time buyers to seasoned investors, I’ve built my reputation on delivering results, offering honest advice, and ensuring a smooth, stress-free experience. 

Working in Newcastle, a city with such a diverse property market, has given me a broad and deep understanding of how to navigate different challenges and opportunities effectively.

What are some of your proudest accomplishments in your career so far?

One of my proudest accomplishments is building long-standing relationships with clients who return to Mansons time and again, confident in the service we provide. I take great pride in having played a part in growing Mansons into one of Newcastle’s most trusted independent agencies. 

Personally, helping people find their forever homes and supporting local landlords in growing their portfolios gives me a real sense of achievement – especially when their success has been built on advice and strategy we’ve shaped together.

What do you do in your current role?

As a senior member of the Mansons team, I oversee residential sales, valuations, and client strategy. 

My day-to-day involves working closely with homeowners, landlords, and buyers to match the right people with the right properties. I also support our team with training and development, helping to ensure we maintain the high standards of service that our clients have come to expect. 

Ultimately, I’m here to offer honest guidance, expert market insight, and a proactive approach to achieving the best results.

What do you think makes a great property deal, and how do you know when it’s right?

A great property deal is one where all parties feel satisfied with the outcome. 

For sellers, it means achieving the best possible price in a timely manner; for buyers, it’s about finding a property that truly meets their needs – both now and in the future. 

Experience has taught me to recognise when everything aligns: the right timing, the right valuation, and the right match between property and buyer. It’s not just about the numbers – it’s about intuition, negotiation, and understanding what truly matters to the client.

What advice would you give to someone looking to buy or sell a property in Newcastle?​

Whether you’re buying or selling in Newcastle, local knowledge is your most valuable asset. My advice is to work with a reputable agent who truly understands the area and its market trends.

For sellers, presentation and pricing are key – first impressions count. For buyers, take the time to explore different neighbourhoods and consider future resale potential. Newcastle offers a wide variety of property types, so it’s important to align your goals with what the local market has to offer.

How do you adapt your sales strategy to different types of properties or clients?

Every property and every client is unique, which is why a one-size-fits-all approach simply doesn’t work in this industry. I take the time to understand my clients’ objectives – whether they’re looking for a quick sale, maximum value, or long-term investment potential. 

I tailor marketing strategies accordingly, from professional photography and targeted online listings to bespoke negotiation tactics. Communication style, pace, and expectations also vary by client, so adaptability is crucial in building trust and achieving the desired outcome.

What has surprised you most about working in this industry?

What continues to surprise me is just how much of this job is about people, not just property. 

Yes, we deal with bricks and mortar, but every transaction is rooted in someone’s personal story – new beginnings, life changes, aspirations. The emotional side of buying or selling a home can’t be underestimated, and that’s where experience and empathy really come into play. 

Being able to guide someone through such a significant moment in their life is what makes this profession so rewarding.
